Stejlepladsen
Stejlepladsen is one of Copenhagen’s newest development projects, uniquely located between the waterfront on one side and Sydhavnstippen on the other.
We were commissioned to develop the retail and urban life strategy for the neighbourhood and are now working alongside Ejendomsselskabet Stejlepladsen P/S to implement it.
To ensure a viable commercial environment, the strategy structures the commercial effort around four key categories. These reflect Stejlepladsen’s strong focus on local community life while responding to its distinctive position at the intersection of city and nature – the idea of an urban village, where commercial life and community are closely intertwined.
A central principle is that smaller commercial units are offered at favourable rents, making room for unique concepts and emerging entrepreneurs. In return, tenants take an active role in neighbourhood life, contributing to shared activities and helping build community from the ground up.
At the heart of the strategy is a community house: a shared destination for residents and a commercial draw for visitors, designed to generate life along Copenhagen’s waterfront. Designed by Lendager, the building is set to bridge communal and commercial activities. We have advised Ejendomsselskabet Stejlepladsen P/S on the concept and programme, laying the groundwork for a space that works as both a neighbourhood hub and a destination in its own right.
With the first phases now underway, we continue to work with Ejendomsselskabet Stejlepladsen P/S, translating strategy into action through activation and partnerships with local operators.
